Garage Door Maintenance

The importance of the maintenance

Most people tend to ignore the need for garage door maintenance. When we get a call for a garage door repair, we often ask the customer: “when was the last time that the garage door was maintained”? Most of the time the answers range from “I do not remember” to “the garage door was never maintained”. We know that most people don’t want to spend money for something that works, but what they don’t know, is that providing their garage door with a maintenance service is actually saving money in the long run.
Think about the car you are driving, every car need to be maintained and inspected once in a while. And although the car is working, and it doesn’t seem like there is something wrong with it, no one will ignore the need of their car for tune up and oil change, since eventually the car will stop working, and the cost for the neglecting the car will probably cost way more than if they would of inspect it on time.

The Garage Door Maintenance

The maintenance of the garage door is not a complicated process, and shouldn’t take more than 20-30 minutes, as long as it is being done by a professional garage door tech. the maintenance include lubrication of some of the parts of the garage door, adjusting the springs, tune the opener, and inspecting the garage door and the parts of the door, making sure that the garage door is safe for use, and that there are no damaged, broken or lose parts which need to be repaired or replaced. It is important to make sure (if the door is automated)  that the safety feature are working, and that the opener is adjust to work properly.

How to maintain a garage door

The process of garage door maintenance is not a complicated one. In case you decide to perform the maintenance by yourself, it is important that you will be careful, and make sure that you know exactly what you are doing. The first thing you need to do, before you even start the maintenance, you must make sure that all the people who use the garage door are informed that you are performing the maintenance, and make sure no one is going to try and use the garage door while you are working on it. After that, you must disconnect the garage door opener from the electricity, in case someone will try to use the door by mistake.

The maintenance process

Again, we do not recommend to perform the maintenance without the assistance of a professional technician, which will perform the check list that appear bellow:

Perform safety check – part of the maintenance is to test the safety reverse system (automated garage door) to make sure that the door is safe for use. Make sure that if while the door is moving, something is crossing the laser beam which run between the sensors, the door should reverse it movement, in order to avoid hurting the object which crossed it path.
Lubrication of the garage door ,the parts of the door that need to be lubricated (including dive train and sprockets).
Inspection of the garage door parts for lose, damaged or broken parts. In case there are damaged parts, the technician will replace them with new parts, or reinforce the lose parts.
Check the connections of the parts to make sure all of them are tighten. If there are broken parts, or if the frame is not strong enough or damaged, there may not be safe for use.
Adjust the garage door springs and opener. The springs are the force that lift the door, and should be adjust in order to prevent the opener from doing the lifting.
